How to bill the property owner for a job site of a commercial account
When a contractor asks you to bill the homeowner directly, turn on owner billing on that job site. The orders there go on a separate statement addressed to the owner, and the contractor stays responsible if the owner does not pay.
- ## Open the job site
In the customer drawer, Account tab, find the site under "Job sites" and click the pencil, or add a new site. - ## Turn on owner billing
Turn on "Bill the property owner for this site". Fill in "Owner name". In "Send statements to", choose "The owner (email or text)" and fill in the owner email (a phone is optional and is only used for text messages when you tick "The owner agreed to receive text messages"), or choose "The contractor, who passes them to the owner" when the owner gave no email or phone: the statement stays in the owner's name and goes to this account's statement email and phone, and reminders and receipts go to the contractor. Leave "Bill to the site address" ticked unless the owner wants the bill at another address. - ## Choose when and how the owner is billed
"Bill the owner for orders delivered on or after" sets the first delivery that goes to the owner. "Bill the owner" is "Every week" (on the day you pick, Friday by default) or "With the account cycle". "If the owner has not paid, notify the contractor [10] days after the due date" sets when the contractor is told. - ## Confirm with the contractor
Fill in "Requested by" with who asked at the account, tick "The contractor asked for this and agrees to pay if the owner does not" and click "Save". The site shows "Owner pays: {owner name}". Only owners, admins and supervisors can change who pays for a site. - ## What the owner receives
The owner gets the statement by email (and text, with consent) with three lines at the top: "Bill to", "Service address" and "Ordered by" (the contractor). The owner does not see the account balance, other sites, the account memo, PO numbers or the contractor contact. The contractor gets a separate "Copy for your records" unless you turn off "Send the contractor a copy of statements and receipts". - ## How the owner pays
The statement has a "Pay online" button when your company takes card payments; the owner pays as a guest and the card is never saved on the contractor account. Checks, Zelle or cash are recorded as usual in Payments, and the receipt goes to the owner. - ## If the owner does not pay
Automatic reminders go to the owner for 5 days from the due date, and the last one tells the owner the date the contractor will be contacted. After the number of days you set, the contractor receives "Unpaid owner statement for {address}" with a pay link and a date to pay, and the reminders move to the contractor. The statement shows "Contractor notified".
What happens next
- Sales tax applies to the owner even when the contractor account is tax exempt (resale). Tick "The owner is tax exempt" only with the owner certificate.
- The owner sees the prices of the account. The price is the contractor negotiated price.
- The contractor notice mentions lien rights only when you turn on "Mention lien rights in contractor notices" in Settings, Company, Remit to. Lien rules vary by state and province and often require early notices; check with your attorney first.
Troubleshooting
Saving the site says "This account is tax exempt. Set the account tax rate in Pricing defaults so the owner can be taxed."
Open the Account tab, Pricing defaults, and fill in the tax rate. The owner is charged that rate.
An order at the owner address went on the contractor statement
It was created without the site. See "Rebill a sent statement to the property owner" to link the order and rebill.

Frequently asked questions
Is Dumpster Controls really free?
Yes. The entire app is free for any company at any fleet size: dispatch, online booking, the driver app, invoicing, the Tresha AI assistant and every other feature, with no monthly fee, no trial period and no credit card to sign up. The only cost on the free plan is optional card processing when a customer pays by card through the platform: 2.99% plus $3.99 per transaction on the free plan. The entire app is free; an optional $169 per month plan lowers that to 2.99% plus $0.30 and adds a Sponsored spotlight in the public company directory. Prices as published on dumpstercontrols.io/pricing on 2026-09-23.
Do you charge per driver, per truck or per order?
No. There is no per-driver, per-truck, per-user or per-order fee, and no order limit. A company with one truck and a company with twenty pay the same for the software: nothing.
Is there a contract?
No. There is no contract, no minimum term and no setup fee. You create the account yourself, and on the free plan there is nothing to cancel because nothing is billed. The optional $169 lower card rate plan is billed month to month.
Which countries and languages are supported?
Dumpster Controls serves hauling companies in the United States and Canada. The app interface and the Tresha AI assistant are available in English, Spanish and Portuguese. The public pages, such as the blog, the help center and the landfill finder, are in English.
How do I switch from another dumpster software?
Create a free account at dumpstercontrols.io/login, with no sales call and no credit card. Then import your customers from a CSV file using the template provided in the app; past orders can also be imported from a CSV. Container sizes and pricing are set up in Settings. The landfill database, with 1,750 active US and Canadian landfills as counted on 2026-10-23, is already loaded, so disposal sites do not need to be typed in. Step-by-step guides are at dumpstercontrols.io/help.
